The method
How I sell your home, step by step
How Adriana Cueva sells a home in Vacaville and Solano County: pricing, preparation, photography and marketing, step by step, from first call to going live.
The short version
Most agents list a home and wait. A sign goes in the yard, photos go on the MLS, and the rest is hope. Selling a home takes much more than that.
My work is to prepare, price and market each home so it gets the strongest possible introduction to the market, and to make the experience as smooth as I can for you. It runs in four parts: Equity, Presentation, Impact and Campaign. Below is what happens in each one, in the order it happens, from your first call to the day your home goes live.
The whole way through, I keep you informed about what's happening, what comes next, and which decisions are yours to make. If you also need to buy a home, we plan both together. Move-up buying and selling explains how that works.
Equity: Know where you stand before you decide anything
It starts with a consultation. I want to understand why you're selling, where you plan to move, and your timeline. I also ask whether you need to buy another home before you sell this one, or after. That answer shapes everything that comes next.
Then I come to the house. We walk through it together, and I look at its condition, its strongest selling features, and any improvements that could help it appeal to buyers.
After that, I put together a comparative market analysis. I look at homes that recently sold, homes that are active now, homes that are pending, and current market conditions. From that, we choose a pricing strategy that's competitive for the home you actually have.
When we meet again, I walk you through my marketing plan and the selling process. We go over estimated closing costs and what you could net from the sale, and I answer every question you have. You decide with real numbers in front of you.
If you're not ready for that meeting yet, begin with a home value and equity review.
How I sell your home, step by step
Presentation: Find the surprises before the buyers do
When you decide to move forward, we review and sign the listing agreement and set a timeline for getting the home ready.
I coordinate the appointments that get it there: pest inspections, professional photography, and other services as needed. I also guide you through preparing the home. That can mean decluttering, deep cleaning, landscaping, minor repairs and staging recommendations.
The goal is to find and fix potential concerns before the home goes on the market, so there are fewer surprises once you're in escrow. I'll also tell you which improvements are worth making and which expenses may not bring a meaningful return. You shouldn't spend money that won't come back.
I pay for professional photography on my listings. How a home looks online has a big effect on whether buyers come to see it, so that's an investment I make. Before the photographer arrives, I visit the home myself to make sure it's clean, organized and looking its best.
After the photos are done, I write the MLS description, highlight what makes the home different, and create marketing materials that show the home and the way it's lived in.
Impact: Reach buyers in more places than the MLS
The MLS and the major real estate websites reach agents and buyers who are already searching. That matters, and every listing I take is on them. It isn't enough on its own.
I also use video and social media to show buyers what it would be like to live in the home, and I run paid social media ads, which can put a home in front of people who haven't started searching yet. I plan open houses, and I reach out to other agents who may have a buyer for a home like yours.
Each piece does a different job. The MLS gets your home in front of active searchers. Social media and ads build interest. Open houses let people walk through. Agent outreach puts your home on the desks of the people who are working with buyers right now.
Which pieces matter most depends on your home and your area, so I build the plan around its strongest features and its location. You can see how this plays out in a specific place on the page for Vacaville, and the full list of what I do for sellers is on the selling your home page.
Campaign: A launch with a plan, not a post and wait
Before your home goes live, I go through everything once more: the listing details, the photographs, the disclosures, the showing instructions and the marketing materials. I want each one accurate and ready before a single buyer sees it.
We pick the launch date together. I plan the first round of marketing around it, including open houses on the first weekend when that makes sense for your home. Then your home goes active on the MLS, the campaign begins, and the home is available to buyers and their agents.
Going live is not the end of my job. I watch showing activity, gather feedback, and adjust the strategy when it needs adjusting. I tell you how your home is performing, and when offers come in, I help you negotiate a strong one that supports your next move.
If you're also buying, the buying process shows how that side works, and the contact page is the place to start a conversation about either one.
Frequently Asked Questions
How long does it take to get a home ready to list?
It depends on what the home needs. After you sign the listing agreement, we set a timeline together based on the repairs, cleaning, photography and other services your home calls for.
Do I pay for the photography?
No. I pay for professional photography on my listings, because how a home looks online has a big effect on whether buyers come to see it.
Will I know what I would take home before I list?
Yes. When we meet to go over my marketing plan, I also go over estimated closing costs and your potential net proceeds, so you can decide with real numbers.
