Selling a home for the first time, with every step explained
Selling a home for the first time, with every step explained.
If you've never sold a home before
Selling for the first time raises a different set of questions than buying does. "What if nobody wants our house?" "We don't know what our house is actually worth." "We're worried about getting a fair price." They're reasonable worries, and they're easier to carry once you can see the road ahead.
I'm Adriana Cueva, a REALTOR® with Realty ONE Group FOX in Vacaville. Before I became an agent, I bought a property with an agent who never explained the process. So with first-time sellers, I explain the process, the costs and the timeline before anything is signed, in English or Spanish.
What we do first
We begin with a conversation about why you're selling, where you plan to move, and your timeline. Then we walk through your home together, and I run a comparative market analysis to look at recent sales, active and pending homes, and current conditions. Together we choose a pricing strategy.
Before you decide, I go over your estimated closing costs and what you could net from the sale, so you're deciding with real numbers. A first sale also includes steps you may not know about, like pest inspections, disclosures, the buyer's inspection and appraisal, repair requests and a final walkthrough. The selling process page walks through each one.
What to avoid the first time
A few mistakes cost first-time sellers the most. Overpricing to test the market can leave a home sitting. Ignoring buyer feedback in the first two to three weeks wastes the best window to adjust. Skipping preparation and staging hurts you in photos. Reacting emotionally to a low offer can end a negotiation that was just starting. And choosing the highest offer without checking its terms can cost you more than a lower, cleaner one.
I help you make decisions from the data, not from emotion. The Home Seller's Guide goes deeper on each of these.

Frequently Asked Questions
How do I know what my home is worth?
I run a comparative market analysis using recent sales, active and pending homes and current market conditions. What you've spent on the home and what you'd like to get don't set its market value.
What will it cost me to sell?
Closing costs can include a title insurance policy, a home warranty, agent commissions, recording fees, your share of property taxes, and your remaining mortgage balance. I go over your estimated closing costs and your potential net proceeds before you decide.
What if I have questions I think are too basic?
Ask them. I'd rather explain something twice than have you wonder about it, and I work with sellers in English and Spanish.
