Sell First or Buy First? How to Decide When You Move Up in Vacaville

Title card for the article: Sell First or Buy First? How to Decide When You Move Up in Vacaville

The question every Vacaville move-up starts with

If you've outgrown your home in Vacaville, you've probably asked yourself this: "How do we buy our next home when we still need to sell the one we're living in?" I hear it from almost everyone I work with. I'm Adriana Cueva, a REALTOR® with Realty ONE Group FOX, and I live in Vacaville too.

The honest answer is that there isn't one right order. There are a few, and which one fits depends on your equity, your financing and how comfortable you are with risk. The mistake is picking an order before you've looked at the numbers.

Four ways to sequence a sale and a purchase

Sell first. You sell your current home, then buy. You know exactly what you have to spend, and there's no risk of owning two homes. The trade-off is timing: you may need somewhere to live between the closings.

Buy with a contingency on the sale of your current home. Your offer on the next home depends on selling your current one. It can work, but a seller may prefer an offer without that condition, so it may be less competitive.

Negotiate a rent-back. After your home closes, you stay in it for an agreed period. That can give you a bridge between the sale and your move.

Buy before you sell with financing. Some financing options may let you buy first. Your lender can tell you what's available and whether it makes sense for you.

Why equity isn't the whole answer

It's easy to look at how much equity you have and assume you can buy the next home without trouble. But substantial equity doesn't necessarily mean you can comfortably qualify for two mortgages at once. That's why I connect you with a trusted lender early, before we start looking at homes.

Your equity itself comes from three numbers: what your home could realistically sell for, what you still owe on it, and the costs of selling. A home value and equity review puts a first estimate on each of them.

What changes in Vacaville

Vacaville has a wide range of homes, from older cottages near downtown to ranch homes, two-story homes in established subdivisions and newer communities. That range matters for a move-up, because your current home and your next home each have to be judged against similar homes of their own age and style.

It also means the strategy can differ. A home that attracts buyers quickly makes selling first more comfortable. A home that may take longer to sell makes a contingency or a rent-back more worth considering. We look at yours before deciding.

Make the choice with a plan

I use the Cueva Move-Up Method to compare the options side by side with your own figures. You can read how it works on the move-up page and see what it looks like locally on move-up planning in Vacaville. If you're ready to sell, selling your home in Vacaville explains how I prepare and market it.
